Single night stay: $232 plus tax

Multiple night* stay: $198/night plus tax

(*2 or more nights)

  • The tax rate is 12% (6% state, 6% county).

  • Note, the pricing listed above is per night for single or double occupancy.  Our rates do not include taxes, and are subject to change without notice. Rates include a plated breakfast each morning, complimentary Wi-Fi, and parking.

  • Of our five suites, three (Antietam, Capitol, and Edmonds) can accommodate additional guests.  Additional guests rates are $30/child (18 years and younger) and $45/adult–per night. We also have twin blow-up mattress available that could be used in any of the suites.

  • Dog reservation fee is $45/reservation.  If you do not have a crate and need one, we have one for complementary use. Dogs are allowed in the Antietam room only.

  • If you are traveling with small children and need a use our pak-n-play, we have one available for complementary use.

Policies

Check-in times, payment & cancelling.

  • Check-in time between 3:00 pm–6:00 pm; Check out by 11:00 am.  Please let us know in advance if you need to check in/out, outside of these hours and we’ll look at options.  We are happy to store luggage.

  • A credit card may be required to secure a reservation (for example: renting entire Inn, stays exceeding $750 in total cost).  We accept Visa, MasterCard, Discover, and American Express.  We also accept cash, checks, and Inn at Antietam gift certificates when checking out.  If paying by gift certificate, please let us know when placing your reservation.

  • For reservations secured with a credit card, guests must cancel no later than 3:00pm (EST) five days prior to the scheduled arrival or be charged a penalty equivalent to 40% of the total rate contained in the confirmation received at time of booking . This fee will be billed to the card supplied at time of booking.

  • A guest is considered a “no show” if you fail to arrive or do not contact the Inn to cancel. The credit card on file will be charged 100% of the reservation rate and additional reserved days will be canceled.

  • Breakfast is served between 8:00 am–9:30 am. We will make accommodations for those who require an earlier start.  When making a reservation, please inform us of any dietary restrictions.

 

Children

  • Children of any age are welcome. Children must be supervised and should not be left unattended.  The Inn does not provide child care nor is it child proof. Guests are responsible for any damages.

 Pets

  • We welcome well-behaved and housebroken dogs in the Antietam room.  Your dog will be clean and will have been treated for fleas and ticks.  There is a $45/reservation fee for the dog and we can only allow one large dog or two small dogs at a time.  We ask that owners bring a crate and to crate the dog if they are left alone at The Inn.  If you do not have a crate, we can provide one for a fee of $25/stay.  Owners are responsible for any and all damages caused by the dog in the guest room or in the Inn.  If there are damages discovered after checking out, we will notify the owner and are authorized to charge the guest’s credit card for any and all expenses related to the repairing the damages.  Please be aware that others may be scared of dogs and we ask you to be a responsible owner. Keep your pet on a leash when in public areas and do not allow the dog to jump or bark at other guests.  The dogs are not allowed in the dining room during breakfast service. We appreciate your cooperation in helping us maintain a dog friendly environment.

  • A portion (roughly 150’x50’) of our garden behind the kitchen is fenced and may be used by dogs as a run, unleashed.

  • Unfortunately due to allergies we cannot allow cats.

Accessibility

  • The Inn at Antietam Bed and Breakfast does not offer any handicap accessible accommodations since the establishment is located within a facility that contains not more than five rooms for rent or hire and is actually occupied by the proprietor of the establishment as the residence of the proprietor. (5 U.S.C. 301; 28 U.S.C. 509, 510; 42 U.S.C. 12186(b). § 36.104 Definitions).

    • Place of public accommodation means a facility, operated by a private entity, whose operations affect commerce and fall within at least one of the following categories —(1) An inn, hotel, motel, or other place of lodging, except for an establishment located within a building that contains not more than five rooms for rent or hire and that is actually occupied by the proprietor of the establishment as the residence of the proprietor.

  • However, we are committed to doing whatever we reasonably can to make our property accessible, therefore we have added the following accessible features:

    • We can modify parking for anyone needing more room getting in and out of a vehicle.

    • We will assist with luggage.

    • We can assist with wheelchair rentals for those needing temporary capabilities.

    We strive to provide services in a way that respects the dignity and independence of persons with disabilities. We have established policies and procedures to ensure we provide goods and services to all our customers in a manner consistent with this core value.

  • Website accessibility: We have put in place processes to make accessibility and meeting the criteria known as the Web Content Accessibility Guidelines 2.0 AA, as recommended by the Web Accessibility Initiative of the World Wide Web Consortium, integral to our software development efforts, design specifications and product roadmaps. We will measure and track our progress to ensure we continually make improvements to address the evolving industry standards and to meet the accessibility needs of our customers and visitors to our website.

Damages, Items Left Behind & Behaviour

  • Each guest is responsible for any damage they cause to the property or its contents during your stay. The Inn will charge repairs/damages to the credit card on file for that reservation and/or subject to all other legal collection processes.

  • We understand that items may be accidentally left behind.  We will gladly ship items back to the owners, at your cost.  If items are unclaimed after 30 days, the Inn will either donate or dispose of them in an appropriate manner.

  • Use of drugs is forbidden and will result in immediate expulsion. Alcohol consumption is permitted but drunken or disorderly behaviour is not. Guests are expected to be respectful and courteous to each other and follow guidelines from the innkeepers.

 

Smoking/Open Flames

  • We have a strict no-smoking and no-flame (e.g. candles/lanterns) policy within the Inn. Guests are welcome to smoke outside, on the porch or the patio.  Ashtrays are available.

 

Heating and cooling/windows

  • The Inn has central heating and air-conditioning systems. Each guest room has its own A/C unit and heater allowing you to control temperature in your room directly.

  • Most of the windows in guest rooms are original and functional. Due to their age we prefer that you ask us if you would like one opened.

TVs/Sound

  • The suites do not contain TVs, however, there is one in the communal sitting room. Use of personal electronic devices with speakers is welcome, providing one is considerate to fellow guests and volume is kept at a reasonable level, particularly during evening and night hours.

  • There is high-speed complimentary WiFi throughout the Inn, enabling you to stream to your own personal device.

 

Donation Requests

  • We receive donation requests on a regular basis for a lot of very diverse non-profits, fund raisers, and charities.  As much as we would like to support every organization’s donation appeal, it is very difficult for us to accommodate every request as a single night stay represents donating 25% of our inventory for any given night.  One way in which we try to assist every organization who asks for a donation is to offer a single night’s stay if another night’s stay is paid for.
